    2. What’s the reason for the sale? Investors (owners) retiring and leaving the area.
    3. How long have the sellers lived there? The unit has been tenant occupied for 8-years.  And no complaints.
    4. How long has the house been on the market? Not officially on the market yet.
    5. What is the neighborhood like? AWESOME!  Glenwood Park is known for its amenities.  Aliso Viejo offers excellent quality of life: recreation, parks, urban style.  And it's an upscale city in South Orange County.
    6. When was the house built? 1989 and it was the model until sold to us in 1990.
    7. What are the property taxes? $3564.00 (for us) as of January 2024. Yours will be higher!
    8. Are there any homeowners association fees? Yes. Currently $405.00/month (combined).  And the Board of Directors does a great job of maintaining the community's appeal & maintenance.
    9. What are the average utility costs? Depends on family size.
    10. Have there been any major repairs to the property? Yes! All units in the development were re-piped in 2014; Wood fence replaced with vinyl fence 2016; Exterior painted 2016.
    11. Are there any boundary disputes with neighbors? NONE!
    12. Are there any communal parking spaces? Yes.  Off street parking spaces.
    13. Are there any public rights of way passing through – or near – the property? Cedarbrook Ave. street behind block wall at rear.
    14. How old are the major appliances and systems? All replaced 2012.
    15. What appliances included in the sale? Dishwasher, gas stove, microwave.
    16. Is there a laundry room? There is a dedicated area in the garage for washer & dryer including natural gas & 220V electric.

    35. What’s the lowest price you think we could offer for this house and still close the transaction? There's no telling.  Execute the  Purchase Agreement & shoot your best shot with an offer!
